North, Methuen Village at Riverwalk Park
 
Methuen Village at Riverwalk Park MassDevelopment provided financing at every phase of redeveloping a former textile mill and manufacturing facility into Methuen Village at Riverwalk Park: Assisted Living & Memory Support Neighborhood for seniors. The 91-unit complex offers service-enriched assisted living and a secure residential memory support neighborhood for those with Alzheimer's disease and related dementias. The project, which generated 42 construction jobs and 45 new jobs, cost an estimated $19.6 million. MassDevelopment financing included a $25,000 predevelopment loan for preliminary building design, $50,000 Brownfields site assessment and $300,000 Brownfields remediation loan and a $15.7 million housing bond for loan repayment and construction financing.

 
South, 241 Duchaine Boulevard
 
241 Duchaine Boulevard Once the site of a composite fiberglass boards manufacturer, 241 Duchaine Boulevard in New Bedford is now an abandoned building located in the New Bedford Business Park. MassDevelopment designated the site a Priority Project, making it eligible for up to $2 million in site assessment/remediation funding. The City of New Bedford received $115,900 in financing from the Brownfields Redevelopment Fund to complete an environmental site assessment to ready the property for sale. As the next step in restoring the property to productive use, the City will publish an RFP for redevelopment of the site. When selection of a developer is made, the project will be eligible to apply for additional Priority Project funding.

 
Greater Boston, Forbes Park
 
Forbes Park The former Forbes Lithograph Manufacturing Company, located on 18 acres along the Chelsea waterfront, is undergoing a transformation to become a "green living" community with housing, restaurants, commercial, and office space. This community will include landscaped courtyards, broad canals, open meadows, a sculpture garden and skywalks. Twelve acres along the water will be preserved as a wildlife habitat for migratory birds and spawning fish. The environmentally sensitive building design incorporates elements of passive solar heating and cooling. The development, which will generate some of its power needs from an onsite wind turbine, has plans to connect into a 1.5 MW solar array National Grid is building across the Chelsea River. MassDevelopment provided a $50,000 loan from the Brownfields Redevelopment Fund to support an environmental site assessment of the property as part of the pre-development work on the site.

 
Central, 95-99 Prescott Street
 
95-99 Prescott Street The property at 95-99 Prescott Street in Worcester, which sits on just under two acres, consists of four separate but contiguous mill structures totaling 43,000 square feet. Conveniently located adjacent to the WPI Life Sciences and Bioengineering Center and part of the 63-acre Gateway Park area, the site’s current use is multi-tenanted spaces with a focus on warehousing and light industrial. PA Development, LLC has plans to renovate the property to create office space and, possibly, life science laboratory space. The renovations will be completed in phases and are intended to enhance and add to the overall property. MassDevelopment provided $17,250 in Brownfields site assessment funding for a full environmental assessment of the property.

 
West, Clark Biscuit Apartments
 
Clark Biscuit Apartments With MassDevelopment providing a $120,000 Asbestos and Lead Paint Pilot Program grant and an $8,175 Brownfields site assessment loan, Arch Street Development, LLC has transformed the former Clark Biscuit Co. baking facility in North Adams into 43 beautiful and affordable one-and-two bedroom apartments. Aside from a new roof, the Clark Biscuit Apartments also has new energy efficient windows, significant concrete and brick restoration, and a complete renovation of the interior. The project, which also received federal, state and local financing, cost an estimated $12.5 million. The first tenants moved into their new homes in mid-October.
