Agora Development to Build Historically Inspired Modular Cottages in Village Hill Northampton

Agora Homes and Development, LLC, a company specializing in high quality, smart growth development using energy-efficient modular homes, has signed an agreement with MassDevelopment to build four moderately priced cottages in Village Hill Northampton. Agora expects to offer several home designs, including a three bedroom "farmhouse" and a three bedroom "bungalow." The homes are all sensitively designed by Agora's architectural team to reflect the traditional and well-established architectural styles of Northampton.

"The Agora modular cottages represent the latest in market-rate affordable, sustainable and smart-growth housing designs to arrive at Village Hill Northampton," said MassDevelopment Executive Vice President of Real Estate Richard Henderson. "Agora's development adds a new option to the types of housing already available at the site, all of which incorporate green practices and New Urbanist principles important to homeowners locally and statewide."

Village Hill Northampton is a master-planned community that combines commercial, R&D/light industrial, and residential uses with open space to support regional job creation, business development, and recreational opportunities.


Transformations of Townsend Breaks Ground on Devens Green Housing Project

MassDevelopment joined Transformations, Inc., a Townsend-based residential development company specializing in sustainable building and green housing, as the company broke ground on eight single-family, moderately priced zero-net-energy homes (houses that produce as much energy as they use) in Devens.

"What Transformations is building in Devens is housing for the future: energy-efficient, moderately-priced homes," said MassDevelopment President and CEO Marty Jones. "These well-priced and well-sized houses can be built anywhere in the Commonwealth. By creating both green jobs and green housing at reasonable prices, this project will help increase economic activity and expand sustainable housing options."

Transformations also builds custom zero energy homes, installs solar electric systems, does "deep energy" retrofits of existing homes, and consults for builders that want to incorporate more energy efficient building techniques into their homes.

Old Colony Y to Purchase Building with $4.6 Million Bond

MassDevelopment issued a $4.6 million tax-exempt bond on behalf of the Old Colony Y, which purchased its previously leased facility in Stoughton. The Old Colony Y, which employs more than 1,400 people in Massachusetts, leased the building for its fitness programs and family services. This transaction represents the third bond deal between MassDevelopment and the Old Colony Y. Rockland Trust Company purchased the bond.

We are excited about further developing our future plans in Stoughton, and look forward to building even deeper ties within the community," said Vincent J. Marturano, President and CEO of the Old Colony Y.

Established in 1887, the organization serves more than 111,100 people annually in 31 communities in Southeastern Massachusetts with programs for all ages and abilities. The Old Colony Y is the second largest YMCA in Massachusetts and maintains general offices in Brockton.


100 Cambridge Street Earns LEED Silver Certification

100 Cambridge Street, the former Saltonstall building in downtown Boston, has been awarded LEED® Silver certification. Established by the U.S. Green Building Council® (USGBC) and verified by the Green Building Certification Institute (GBCI), LEED is the nation's preeminent program for the design, construction and operation of high performance green buildings. 100 Cambridge Street earned its certification under the LEED for Existing Buildings: Operations & Maintenance Rating System with a goal of maximizing operational efficiency while minimizing environmental impacts.

In 1999, the Commonwealth of Massachusetts closed the Saltonstall state office building and selected MassDevelopment to redevelop the contaminated property. Rehabbed and rebranded "100 Cambridge Street," the award-winning 600,000-square-foot property is a model for public-private partnership, and a successful example of mixed-use, transit-oriented development.

LEED certification of 100 Cambridge Street was based on a number of green design and construction features that positively impact the project itself and the broader community. These features include new, water-efficient plumbing fixtures, enhanced single-stream recycling, lighting upgrades with sensors, and the introduction of USGBC policies for indoor air quality and "green" cleaning.
